Home Financing and Loan Pre-Approval


In today's competitive real estate market, homebuyers are obtaining pre-approval for mortgages prior to purchasing a home.  Mortgage consultants are readily available to assist you in the process of obtaining pre-approval from a lending institution.



Making an Offer


Once you have found a home you wish to purchase, the next step is to present an offer to the seller.  I will assist you in making the offer, which will be delivered to the seller's agent and then to the seller. Negotiations will continue until you and the seller reach an agreement on the offer.



Consider these terms when you are making an offer to a seller:  


  • Down Payment
  • Mortgage and Home Inspection Contingencies
  • Personal Property included with the sale of the home
  • Closing Date

 


The Inspection Process


It is very important to conduct a thorough inspection of your prospective home.  I recommend you conduct inspections as soon as possible once your offer has been accepted and will be there with you during the process.  The home inspection is very informative and will asses the major structural elements of the home, garage and pool, as well as the heating, air conditioning, plumbing and electrical systems.  Other inspections I recommend are radon, asbestos, oil tank and termite inspections.  



Contract of Sale


Once the seller has accepted your offer, the contract negotiations begin.  Your attorney will work with you to draft and complete the signing of the contracts.  

 

 


The Closing


At the closing, you will complete the purchase of your new home and title to the property is legally transferred from the seller to you.  Your attorney and mortgage broker will provide you with a list of what documents you will be required to sign and what payments will be made at the closing.
